Residential Bath $25,000 – $50,000 — Hudson Home Improvement

A new bathroom in a 150-year-old brick home required structural solutions as well as creative results. An open feel, added lighting and storage were desired — without increasing the footprint of the home. Solving heating challenges were met with in-floor heating on the room floor as well as the shower floor; re-pointing the exterior brick of the home was necessary to thwart further structural damage and seal from outside air. Due to the age of the home, the bathroom needed to be reframed for plumb/level /square. The final project resulted in an open-feel, bright new bathroom for $35,000.

Residential Bath $75,001 -$100,000 — JMC Home Improvement Specialists

A large 16-foot by 16-foot bathroom was not functionally or aesthetically pleasing with a platform bathtub, small shower and two tiny vanities, exposed toilet area, and no linen storage. The traditional home provided elegant mouldings and wood details that were the foundation of the new layout and design. Coordinating wainscoting with existing trims draws the eye to focus on the room’s features: properly sized vanities, two-person shower, and a soaking tub to balance the size of the room. A separate toilet room was created. The two-person shower resulted in challenges so new water lines and a drain were installed on exterior walls, with proper foam insulation. This spa-like bathroom met the needs and desires of the homeowners for $98,000.

Residential Kitchen $60,000 – $100,000 — Kraftmaster Renovation

Homeowners wanted a better use of their living and kitchen areas for smoother flow and increased storage with pantries. The original design suggested opening the wall separating the kitchen and family room, and installing a utility and eating island. But, during construction, the homeowners decided to raise the ceiling by eliminating the drop ceiling.  All the utility pipes and lines were run through the drop ceiling due to the flat roof of the house and finished basement. Challenges were overcome with creative design to result in a modern kitchen with a more efficient workflow. Final cost $78,000.

Residential Interior Under $500,000— Kraftmaster Renovation

These Princeton homeowners wanted a cozy, spa-like getaway for their Master Bedroom Suite, to include a steam shower with heated floors, chromotherapy shower lights and towel warmer. The original walk-in closet was not efficiently constructed, so a new closet with pull outs for shoes, adjustable shelves and a dressing area is well-lit with a sun tunnel to the roof. Wireless technology is incorporated into all the controls; a hidden room was created to accommodate the steam and other mechanicals.

Residential Interior Over $500,000— A. Eidelberg Contractor

Combining two apartments and creating a loft-like feel demanded attention to detail and creative solutions. Structural columns could not be moved, so the columns next to the kitchen were clad in the same material as the kitchen cabinets. Due to little wall space, the television was installed in a in-wall pocket. When the TV is withdrawn it can rotate 360 degrees on its track for viewing from the kitchen, living area  or dining area. Privacy for the bedroom was achieved with a 6-foot by 9-foot oak pocket door. Leaving the door open continues the loft-like feel.  Even though the apartment has an abundance of  light with lots of windows, task lighting was installed in the kitchen and reading lights in the ceiling. All lights are dimmable LEDs for energy efficiency and consistency of color. Smart home technology was installed throughout. Total: $725,814.43.

Residential Addition $100,000 – $250,000— JMC Home Improvement Specialists

This family room addition was to be open to the kitchen, include a fireplace, an exit onto the patio with a possible future screened porch. One caveat was the addition should not impinge on the usage of the property. The homeowners were looking to the future for a swimming pool and three-season room. By opening up the kitchen wall and relocating the dining room, JMC Home Improvement Specialists created the desired results. Designing a room to appear large, JMC constructed a high tray ceiling with truss-style beams, bringing volume and space without a large expansion into the yard. Game storage and media center was desired…resulting in a $150,000 addition.

Residential Addition $100,000 – $250,000 —Morehouse Improvements LLC

With two teenage sons, this family required a larger kitchen and downstairs bathroom in their average 100+-year-old Colonial home. Working with an architect Morehouse Improvements expanded the L shaped kitchen located in what formerly was a porch. Lot coverage rules in the town required the garage be demolished.  By changing the layout of the rooms and designing an open-concept living space satisfied the needs of the family. After the new addition foundation was laid and demolition commenced, a 2-1/2 inch discrepancy in height across the floor span meant creative solutions to merge the new addition into the existing dining room. Because the new addition ceiling was vaulted, windows in one of the upstairs bedrooms were redesigned to accommodate egress and visual area. Total construction: $211,420.
